Industrial Epoxy & Polyurethane Flooring Upgrade for BITZER US, Inc.

About the Client

BITZER US, Inc. is the American subsidiary of the globally recognized German refrigeration and air-conditioning manufacturer. Located in Flowery Branch, Georgia, BITZER US, Inc. specializes in the production of screw, scroll, and reciprocating compressors used across industrial and commercial refrigeration applications.

The facility operates heavy machinery in an oil-intensive manufacturing environment, making durable, easy-to-maintain flooring a critical operational requirement.

Flooring Requirements & Pain Points

BITZER’s existing concrete floor presented several operational challenges that directly impacted safety, cleanliness, and efficiency:

  • The floor had low light reflectivity, making the workspace appear dim and less efficient
  • Oil leaks from machinery were being absorbed into the concrete
  • Difficulty maintaining cleanliness due to porous concrete
  • Increased slip risk in oil-prone areas
  • Ongoing maintenance issues and cleaning inefficiencies

The client required a flooring system that could improve visibility, resist oil contamination, and withstand daily industrial use.

Challenges

Sealwell identified several key challenges during the initial site evaluation:

  • Oil penetration into untreated concrete
  • Poor reflectivity affecting overall lighting conditions
  • Continuous machine operation limiting allowable downtime
  • Need for a solution that balanced durability, safety, and ease of maintenance
  • High-traffic and heavy equipment exposure

Any solution would need to perform under demanding industrial conditions while minimizing disruption to operations.

Our Objective

Sealwell’s primary objectives for the project were to:

  • Improve floor light reflectivity to enhance visibility and workplace efficiency
  • Create a non-porous, oil-resistant surface
  • Reduce long-term maintenance and cleaning challenges
  • Increase overall floor durability and safety
  • Deliver the project with minimal downtime

Proposed Solution

After evaluating the facility and operational requirements, the Sealwell team recommended a multi-layer industrial coating system, consisting of:

  • Two coats of industrial-grade epoxy
    • To seal the concrete
    • Prevent oil absorption
    • Provide a smooth, durable base
  • A polyurethane topcoat
    • To enhance chemical and oil resistance
    • Improve abrasion resistance
    • Deliver higher light reflectivity
    • Extend the floor’s service life

This system was specifically chosen to handle oil exposure while delivering long-term performance in an industrial manufacturing environment.

Implementation Process

Sealwell executed the project through a structured and efficient process:

  1. Site Inspection & Floor Assessment
    • Evaluated concrete condition, oil contamination, and traffic patterns
  2. Surface Preparation
    • Mechanical grinding to remove contaminants
    • Thorough cleaning to eliminate oil residue
    • Crack and surface repairs where required
  3. Epoxy Application
    • Applied two coats of high-performance epoxy
    • Ensured uniform thickness and coverage
  4. Polyurethane Topcoat Application
    • Applied protective topcoat for added durability and chemical resistance
  5. Curing & Quality Checks
    • Allowed proper curing time
    • Conducted final inspection before handover

The project was completed on schedule with minimal disruption to BITZER’s operations.

Results

The completed flooring system delivered measurable improvements:

  • Significantly improved light reflectivity, enhancing workspace visibility
  • Oil-resistant surface that no longer absorbs machine leaks
  • Faster and more effective daily cleaning
  • Improved slip resistance and overall safety
  • Long-lasting, professional finish suitable for industrial manufacturing

The upgraded flooring directly supported operational efficiency while reducing ongoing maintenance costs.

Client Feedback

“Sealwell delivered exactly what we needed. The new flooring has dramatically improved visibility in our facility and made cleaning much easier despite oil exposure from machinery. Their team was professional, efficient, and completed the work with minimal disruption to our operations.”
